What Is Avail?

Avail is rental software for independent landlords. Realtor.com's parent company, Move, Inc., acquired it in 2020, and it now operates as part of Realtor.com. Avail says more than 950,000 landlords have used it, a company figure we have not independently checked.

The core workflow is: build one listing, publish it to partner sites, collect applications, request screening reports, sign a state-specific lease, collect rent online and log repair requests. Avail is software, not a management company. It does not show properties, handle repairs or act as your agent. That separates it from a traditional listing site, which only advertises a unit, and from full-service property managers, who do the work for a fee. How We Evaluated Avail

We have not used Avail ourselves, so nothing here is first-hand testing. This review is based on Avail's current public pages and articles, Avail's published pricing, third-party software-review sites (Capterra, G2, Trustpilot and independent reviewers), and comparison with competing platforms. We scored nothing numerically. We assessed Avail on pricing and value, listing reach, screening, leases, rent collection, maintenance, accounting, ease of use, support, fit for small and larger portfolios, and known limitations. Details were checked on October 6, 2026.

Because there is no volume discount, the cost scales in a straight line. Many landlords therefore stay on the free plan and upgrade selectively, which the paid-plan section covers.

Is Avail Really Free?

For the landlord's subscription, yes. The Unlimited plan costs $0 per unit, has no unit cap and includes listings, applications, screening requests, state-specific leases with e-signature, online rent collection, maintenance tracking and basic income and expense tracking. That is more than a pure listing distributor offers.

A free subscription does not mean every action is free. Your tenants pay $2.50 on each bank-transfer rent payment and 3.5% if they pay by card. Screening reports cost money and either you or the applicant pays. Promoted Listings, rent analysis reports and tenant rent reporting are optional extras. Avail makes money from payment fees and the optional Plus plan, which is a normal arrangement, but it shifts cost to people who are not your customer.

At $2.50 a month, a tenant on a 12-month lease pays $30 a year in ACH fees. Some landlords absorb that by lowering rent or switch tenants to cards, which costs more. Others simply let tenants pay. Decide before you list, because it affects how your tenants see your rent.

Avail Rental Listings and Syndication

You create a listing by adding property details and photos, a title and description (Avail suggests both), the rent and required fees, then publishing. From there Avail distributes the listing to partner sites, so a vacant-property landlord does not repost it manually. Avail also offers property tour automation, letting renters book or request tours from the listing, and a Realtor.com "Apply Now" integration that Avail says speeds up applications; those speed-up figures are Avail's own claims.

How many sites? Avail's own materials do not agree.

  • Avail's rental-listings page and several current Avail articles say listings reach 19 sites.

  • An Avail comparison article published October 1, 2026 says "18+" in a table and "19" in its text.

  • An Avail/Realtor.com landing page says Realtor.com and 24 other top rental sites.

We could not find a first-party explanation for the gap, so we cannot say whether the count changed during 2026 or whether the larger figure counts different network sites. Third-party lists of the 19-site network name Realtor.com, Redfin, Zumper, PadMapper, Rent.com, Apartment List, Rentals.com, Apartment Guide, RentCafe, Movoto and others, and one counts Avail itself. Avail's public materials are not completely consistent on the exact syndication count, so verify the live partner list inside the listing workflow before publishing. Also treat "syndicates to" as distribution, not guaranteed placement; partner sites control display and timing.

Zillow. Avail's current lists do not name Zillow, and third-party sources disagree about whether Zillow or Apartments.com receive Avail listings. A Capterra reviewer asked for Zillow posting. If Zillow traffic matters in your market, check the live list or add a separate Zillow listing.

Promoted Listings. For a fee, you can buy premium placement for a published listing on the Realtor.com network (Realtor.com, HighRises, Homefinder) and the Zumper network (Zumper, PadMapper). Pricing varies by platform and location, and availability may differ. Avail says promoting makes a lease more likely; treat that as a vendor claim, not a guarantee.

Avail Tenant Screening

Applicants complete an online application with residence, employment and income details. You can then add TransUnion reports: a credit report with score, a nationwide criminal history report, and a state-by-state eviction report. They can be ordered individually or bundled. Avail describes the credit check as a soft inquiry that should not lower the applicant's score. The applicant authorizes the check, and Avail also offers automated landlord-reference checks.

Who pays: you choose whether to cover the fee or pass it to the applicant, where permitted. Price varies by state and reports selected, and Avail's pricing page does not list it. Community-forum figures of $30 per report and $55 for all three are the best public indication.

The compliance point matters more than the price. Credit and background reports are consumer reports under the Fair Credit Reporting Act, and you remain responsible for permissible purpose, applicant authorization, handling the report and sending an adverse-action notice if you deny or worsen terms because of it. Fair-housing rules and local application-fee limits also apply. A screening report does not guarantee tenant quality or protect you legally. Avail Lease Tools

On all plans, Avail provides lawyer-reviewed, state-specific lease templates and amendments with state-required disclosures and e-signatures, plus the option to upload your own lease to sign and store. Unlimited Plus adds custom clauses and reusable (cloneable) lease templates. That makes free-plan leasing a real differentiator compared with platforms that charge per lease.

Standard deposits take two to three business days; FastPay on Unlimited Plus can deliver deposits as soon as the next business day. Tenants can opt into CreditBoost, which reports on-time payments to TransUnion for $3.95 a month.

Some reviewers complain about slower-than-expected deposits and payment disputes, which is where FastPay and your due-date timing matter. Tenants submit repair requests with photos and descriptions. You can message them in the platform, log the expense, attach invoices and have costs flow into your accounting records. That gives you a documented history of each request.

Avail syncs collected rent, fees and logged maintenance costs into a dashboard by unit, lets you export transaction logs and generates Form 1099-K documents, per Avail. That is useful basic rental financial organization, not full accounting software. Reviewers repeatedly describe reporting as basic, and we found no evidence of bank-feed reconciliation, owner statements or accountant-grade reporting.

When Is Avail's Paid Plan Worth It?

Unlimited Plus is $9 per unit per month, so judge it feature by feature:

  • Waived tenant ACH fees. This saves each tenant $30 a year; it costs you $108 a year per unit. It is a goodwill or retention choice, not a money saver. Worth it if tenant fees are a sticking point.

  • FastPay. Next-business-day deposits help if you carry a mortgage payment due early in the month or are cash-flow tight. If you are not, standard timing is fine.

  • Custom applications and leases, plus cloning. Worth it if you have special clauses, a house-specific addendum set or you re-lease often. Not needed for a standard lease.
